Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in the application to seek permission for the development and the plan numbers 90794/930/100 001P1, 002P1, 003P1, 004P1 and 005P1 accompanying such application except as modified by conditions of this permission unless otherwise agreed by the Assistant Director of Environmental Services (Land Use Planning) in writing. Reason: To ensure the details of the development are carried out in accordance with the application as approved.

That development must be begun not later than the expiration of five years beginning with the date hereof. Reason: By virtue of the provisions of Section 91 (1) (a) of the Town and Country Planning Act, 1990.

That except insofar as may be otherwise agreed in writing by the Assistant Director of Environmental Services (Land Use Planning), all trees and shrubs on the land be preserved and properly maintained and that in the event of any of the trees or shrubs dying or being seriously damaged or destroyed within a period of five years from the completion of the development a new tree or shrub or equivalent number of trees or shrubs as the case may be of a similar species and size shall be planted and properly maintained for a period of five years from the date of planting. Reason: To ensure the protection of trees on the land and to preserve the amenities of the locality.

That no development shall take place until there has been submitted to and approved in writing by the Assistant Director of Environmental Services (Land Use Planning) a scheme of landscaping, which shall include additional tree planting to the northern boundary, details of the treatment to the site of the buildings to be removed, indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development. Reason: In the interests of the visual amenities of the area and to ensure the creation of a pleasant environment for the development.

That all planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting season following the occupation of the buildings or the completion of the development, whichever is the sooner, and any trees or plants which within a period of five years die, are removed or become seriously damaged shall be replaced in the next planting season with others of similar size and species, unless the Assistant Director of Environmental Services (Land Use Planning) gives written consent to any variations. Reason: In the interests of the visual amenities of the area and to ensure the creation of a pleasant environment for the development.
