Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy G8 of the Council's adopted South Oxfordshire Local Plan.
That except insofar as may be otherwise agreed by the Local Planning Authority, all trees, shrubs and hedges on the land be preserved and properly maintained and that in the event of any of the trees dying or being seriously damaged or destroyed, a new tree or equivalent number of trees, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To safeguard trees which are visually important in accordance with Policy G9 of
the Council's adopted South Oxfordshire Local Plan.
That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of public health and to avoid pollution in accordance with
Policy G1 of the Council's adopted South Oxfordshire Local Plan.
That the maximum ridge height shall not exceed 6.5 metres above the excavated ground level and 0.3 metres above the finished height of no. 6 Shotover Kilns.
Reason: To ensure that the details of the development are satisfactory and to ensure that the
development is not unneighbourly in accordance with Policy G8 of the Council's
adopted South Oxfordshire Local Plan.
That the development shall be carried out strictly in accordance with the description of the development, plans and specifications contained in the application, and subject to the conditions hereby imposed.
Reason: To secure the proper planning of the locality in accordance with Policy G8 of the
Council's adopted South Oxfordshire Local Plan.
That notwithstanding the provisions of Article 3 of, and Classes A and E of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within Classes A and E of Part 1 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To secure the proper planning of the locality in accordance with Policies G1 and
G8 of the Council's adopted South Oxfordshire Local Plan.
