Having regard to the limited size of the site, the proposals would result in a cramped overdevelopment of the site that would detract from the character of the area and set an undesirable precedent for development of similar adjacent sites. The proposals are thereby contrary to policies H4 and G8 of the Council's adopted South Oxfordshire Local Plan, and the Council's Design Guide.

Having regard to the location of the proposed dwelling in relation to adjoining dwellings, in particular 11 Meadow Road and 39 Greenwood Meadow, the proposals represent an intrusive and overbearing form of development that would detract from the residential amenity currently enjoyed by the occupants of those properties, contrary to policy H4 of the adopted South Oxfordshire Local Plan and the Council's Design Guide.
