Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That prior to the first use of the extension, three parking spaces shall be provided on the site in accordance with plan 1441.G.1, and shall be so retained and maintained. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the Council's adopted South Oxfordshire Local Plan.

That the existing hedge along the frontage of the site (northern boundary) shall be retained and maintained at a height of not less than 1.5 metres. Reason: To protect the amenity of the area in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.
