That the proposal would be contrary to policies CON 7 and CON 8 of the adopted South Oxfordshire Local Plan. Having regard to the height and bulk of the proposed extension to the existing garage, it is considered that it would detract from the setting of Town Farmhouse, a grade II listed building and neither preserve or enhance the character and appearance of the Lewknor Conservation Area. Furthermore a more appropriate building already has the benefit of listed building consent.
