That approval of the details of the design and external appearance of the building(s) and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority in writing before any development is commenced. Reason: As the application is not accompanied by details of these matters.

That application for approval of the reserved matters shall be made to the Local Planning Authority before the expiration of three years from the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the development hereby permitted shall be begun either before the expiration of five years from the date of this permission, or before the expiration of two years from the date of approval of the last of the reserved matters to be approved, whichever is the later. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the floor area of the replacement dwelling shall not exceed 90 square metres, and the replacement dwelling shall be single storey only and its volume shall comply with the provisions of the Council's replacement dwellings policy. Reason: To accord with the policy of the Local Planning Authority and as the site lies within the flood plain.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order, no extensions shall be added to the dwelling and no structures shall be erected within the curtilage of the dwellings without the prior grant of planning permission from the Local Planning Authority. Reason: To accord with the policy of the Local Planning Authority and as the site lies within the flood plain.

That within one month from the first occupation of the new dwelling, all of the existing buildings, as shown on plan P01/N0708/O - Domestic buildings, accompanying this decision, shall be demolished, and all materials shall be removed from the site. Reason: To accord with the policy of the Local Planning Authority.

That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health and to avoid pollution in accordance with Policy G7 of the Council's adopted South Oxfordshire Local Plan.

There shall be no raising of existing ground levels on the site. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the Council's adopted South Oxfordshire Local Plan.

No spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the Council's adopted South Oxfordshire Local Plan.

Openings and any associated grilles to the under-floor voids shall be constructed in accordance with details to be submitted to and approved by the Local Planning Authority before development commences. Reason: To ensure that free passage of flood water through the under-floor voids of the building is provided for in accordance with Policy G16 of the Council's adopted South Oxfordshire Local Plan.

Any walls or fencing constructed within or around the site shall be designed to be permeable to flood water. Reason: To prevent obstruction to the flow and storage of flood water, with a consequent increased risk of flooding in accordance with Policy G16 of the Council's adopted South Oxfordshire Local Plan.

Development shall not commence until written approval has been granted by the Local Planning Authority to plans detailing the slab level of the proposed dwelling relative to the existing ground level, and the development shall only proceed strictly in accordance with details so approved. Reason: To prevent increased risk of flooding in accordance with Policy G16 of the Council's adopted South Oxfordshire Local Plan.
