Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the first floor window in the west elevation of the extension shall be obscure glazed up to a height of 1.7 metres above finished internal floor level, shall be fixed shut and so retained and maintained. Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

In the event that a tree is lost as a result of the development, a new tree shall be planted of a species and in a position to be first agreed in writing by the Local Planning Authority. The new tree shall be planted in the first planting season following the loss of the original tree, and shall be so retained. Reason: To protect local amenities in accordance with Policy G9 of the Council's adopted South Oxfordshire Local Plan.
