Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That prior to the commencement of the works hereby approved, a sample stone panel using a lime mortar mix shall be erected on the site and shall be approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON 6 of the Council's adopted South Oxfordshire Local Plan.

That the weatherboarding shall be finished in accordance with details to be approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON 6 of the Council's adopted South Oxfordshire Local Plan.

That a specification of the new thatched roof, to include the use of wheat straw and a plain flush ridge finish, shall be submitted to and approved by the Local Planning Authority prior to the commencement of the works hereby approved. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON 6 of the Council's adopted South Oxfordshire Local Plan.

That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON 6 of the Council's adopted South Oxfordshire Local Plan.

That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON 6 of the Council's adopted South Oxfordshire Local Plan.

The samples of the tiles to be used for the garage roof shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON 6 of the Council's adopted South Oxfordshire Local Plan.

That a sample of the brick to be used for the new chimney breast shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON 6 of the Council's adopted South Oxfordshire Local Plan.
