Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the walls shall be constructed with dark stained weatherboarding.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policies G8 and CON7 of the Council's adopted South Oxfordshire Local Plan.
That the roof of the building shall be covered with plain clay tiles a sample of which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences.

That the hipped roofs shall be constructed using bonnet tiles.
Reason: To ensure that the details of the development are satisfactory in accordance with

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the roof of the building without the prior grant of planning permission from the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policies G8 and CON7 of the Council's adopted South Oxfordshire Local Plan.
That the building shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever.
Reason: To safeguard the character of the area in accordance with Policy G1 of the
Council's adopted South Oxfordshire Local Plan.
That prior to the commencement of the works, full details of proposed foundations shall be submitted and approved in writing by the Local Planning Authority.
Reason: To protect the existing ash tree in accordance with Policy C16 of the Council's
adopted South Oxfordshire Local Plan.
That no development shall take place until there has been submitted to and approved by the Local Planning Authority a landscaping scheme to provide a replacement hedge to run parallel with eastern (rear) elevation of the new building. The landscaping scheme shall be implemented as approved during the first planting season following the first use of the new building and thereafter be so maintained. In the event of any plants dying, they shall be replaced within the following planting season and so retained and maintained.
Reason: To help to assimilate the development into its surroundings in accordance with
Policy G8 of the Council's adopted South Oxfordshire Local Plan.
