That the proposal would be contrary to policy H12 of the adopted South Oxfordshire Local Plan. Having regard to its size and siting in close proximity to the boundary of the adjoining property to the west, the proposed building would have an overbearing effect upon that adjoining property and the development would be intrusive, unneighbourly and detrimental to the privacy and amenity of the occupants of that property.
That the proposal would be contrary to policy CON10 as its design and scale is likely to have an adverse impact on the setting of the main dwelling which is a building of local note which makes a positive contribution to the character of the Garsington conservation area.
