Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That notwithstanding the provisions of the Town and Country Planning (Use Classes) Order 1987, and the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting those orders with or without modification) the building shall be used only for light industrial purposes within Use Class B1c and no other use whatsoever, without the prior written consent of the Local Planning Authority. Reason: That office use would not be appropriate due to traffic impact and any other use of the building would require further detailed consideration by the Local Planning Authority in accordance with Policy C11 of the South Oxfordshire Local Plan and Policy E8 of the of the South Oxfordshire Local Plan 2011 First Deposit Draft- June 2002.

That the use hereby permitted shall be confined solely to the building. Reason: To safeguard the character of the area in accordance with Policy GB3 of the South Oxfordshire Local Plan and of the South Oxfordshire Local Plan 2011 First Deposit Draft- June 2002.

That no part of the building shall be used for the sale of goods or materials. Reason: To safeguard the character of the area in accordance with Policy G1 of the South Oxfordshire Local Plan and Policy E8 of the of the South Oxfordshire Local Plan 2011 First Deposit Draft - June 2002.

That no work associated with the use hereby permitted shall take place on the land outside the hours of 0800-1800 on Mondays to Fridays and 0800-1300 on Saturdays. The use hereby permitted shall not take place on Sundays or on Bank Holidays. Reason: To ensure that the development is not unneighbourly in accordance with Policies G7 and C11 of the South Oxfordshire Local Plan and Policies EP1 and E8 of the of the South Oxfordshire Local Plan 2011 First Deposit Draft - June 2002.

That the building shall be occupied by a single occupier and shall not be sub-divided or occupied separately in any way. Reason: That multiple occupation of the building would generate unacceptable levels of traffic and in accordance with Policies G7, G10 and C11 of the South Oxfordshire Local Plan and Policies EP1, T12 and E8 of the of the South Oxfordshire Local Plan 2011 First Deposit Draft - June 2002.
