Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the existing tree screen to the south of the proposed dormer windows (yew tree, fir tree, holly tree) shall be tended to grow to a height of not less than 5 metres, and shall be so retained and maintained. In the event that any of the trees die, they shall be replaced and retained in accordance with details to be first agreed with the Local Planning Authority. Reason: To protect local amenities in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.
