Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies Con 6 and H12 of the Council's adopted South Oxfordshire Local Plan.

That detailed plans shall be provided of the junction between the old and the new construction work and shall be approved prior to the commencement of development. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policy Con 6 of the Council's adopted South Oxfordshire Local Plan.

That a detailed specification of all repairs to be carried out shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: As the building is of archaeological/historic importance in accordance with Policy Con 6 of the Council's adopted South Oxfordshire Local Plan.

No development shall take place on site until the applicant, or their agent or successors in title, has secured the implementation of an archaeological watching brief, to be maintained during the period of construction/groundworks affecting the below ground deposits/historic fabric of the building. This must be carried out by a professional archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed in writing by the Local Planning Authority. Reason: To safeguard the recording and inspection of matters of archaeological importance on the site and the identification and recording of features of historic and/or archaeological interest associated with the fabric of the building in accordance with Policy Con 6 of the Council's adopted South Oxfordshire Local Plan.

No development shall take place on site until the applicant, or their agent or successors in title, has secured the making of a detailed record/implementation of a scheme of recording of the building(s) concerned. This must be carried out by an archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed by the Local Planning Authority. Reason: As the building is of archaeological/historic importance in accordance with Policy Con 6 of the Council's adopted South Oxfordshire Local Plan.

That a sample stone panel shall be erected on site and shall be agreed in writing with the Local Planning Authority prior to commencement of the development. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies Con 6 and H12 of the Council's adopted South Oxfordshire Local Plan.
