That the proposals are contrary to policies R10, GB2 and C3 in the adopted South Oxfordshire Local Plan and advice contained in PPG2. Having regard to the excessive size of the stable block and to its prominent siting on the lower slopes of Shotover, within the Oxford Green Belt and within an Area of Great Landscape Value, the proposals would result in an undesirable spread of development into the open countryside which would be visually intrusive and conflict with the overriding objective in the Green Belt to maintain the open nature and rural character of the land.
