Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the commencement of the development hereby approved, details of the culverting adjacent to the A329 shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health and to avoid pollution in accordance with Policy G1 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of the development hereby approved, the access improvements shown on the drawing submitted with the application shall be completed. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the Council's adopted South Oxfordshire Local Plan.

That no goods, plant or machinery (including motor vehicles) shall be stored, repaired, operated or displayed in the open without the prior permission in writing of the Local Planning Authority. Reason: To protect local amenities in accordance with Policy G1 of the Council's adopted South Oxfordshire Local Plan.

That the building shall be occupied only by such persons and for such purpose as shall have been approved in writing by the Local Planning Authority as being appropriate having regard to the low level of vehicular traffic generated. Reason: In the interests of highway safety and convenience in accordance with Policy G1 of the Council's adopted South Oxfordshire Local Plan.
