That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the natural stone and plain clay tiles to be used in the construction of the building shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON10 of the Council's adopted South Oxfordshire Local Plan.

That the natural stone to be used for the raising of the walls shall be laid and pointed with a traditional lime mortar mix and coursed in the same manner as the walls of the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON10 of the Council's adopted South Oxfordshire Local Plan.

That the existing window in the gable shall be re-used in the new gable and so retained. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON10 of the Council's adopted South Oxfordshire Local Plan.
