Conditions / Refusal Reasons
That the new dwelling would represent backland development served by an existing narrow access which passes close to existing residential properties. The proposal would result in an undesirable increased use of this access causing increased noise, disturbance and intrusion that would detract from the residential amenities currently enjoyed by 44 and 46 Cotmore Gardens, contrary to policy H18 of the adopted South Oxfordshire Local Plan.

Having regard to the limited size of the site and its situation in close proximity to adjoining residential properties, the proposal would result in a cramped form of development providing unsatisfactory living conditions for occupants of the proposed property, and resulting in additional noise and disturbance that would detract from the residential amenity of adjoining residential properties. The proposal would thereby be contrary to policies H11 and H18 of the adopted South Oxfordshire Local Plan.
