Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the proposed fencing and gates shall be stained dark brown within one month following their erection, and shall be so retained. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That the new planting shall be carried out on the frontage of the site, within the planting season following the erection of the new fencing, in accordance with a scheme to be agreed with the Local Planning Authority. The plants shall be so retained and maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.
