That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That samples of the materials to be used for the external walls and roofs, including the bonnet hips, shall be submitted to and approved in writing before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the timber boarding for the walls shall be stained black and so retained. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the frontage wall shall be re-built within three months of the completion of the extension works, in accordance with a schedule of works which shall be agreed in writing with the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That the first floor bedroom dormer window on the northern elevation of the extension shall be constructed using opaque glass and fixed closed, and shall be so retained. Reason: To prevent overlooking in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the extension hereby permitted shall not be used for business purposes. Reason: To protect local amenities in accordance with Policy G7 of the Council's adopted South Oxfordshire Local Plan.
