The permission hereby granted shall be for a limited period expiring on 31 August 2002 on or before which date all vehicles and skips shall be removed from the site and the building restored to its former condition unless otherwise agreed in writing by the Local Planning Authority. Reason: The application seeks permission for one year only. This period will provide time to monitor activities on site and allow Development Plan policy to be developed. Material considerations would indicate the site is not currently suitable for permanent use as proposed.

There shall be no outside storage of skips or materials. Reason: In the interests of visual amenity and to prevent the development from encroaching onto adjacent land.

All tipping, handling and sorting operations shall take place within the building at all times. Any non-inert material found within a loaded skip shall not be placed upon the floor but shall be stored within a skip of sound construction prior to disposal off-site. Reason: To prevent pollution of the water environment, in the interests of visual amenity and to ensure the development does not encroach onto adjacent land.

Within three months of the date of this permission a surface water drainage scheme shall be submitted for approval in writing by the Local Planning Authority. The scheme as approved shall be implemented within one month of such approval and for the duration of the development. Reason: To prevent pollution of the water environment.

With the exception of necessary works arising from emergency situations and unless otherwise agreed in writing by the Local Planning Authority, lorries shall not enter or leave the site and operations shall not take place: a) other than between 0700 hours and 1800 hours Monday to Friday and 0700 hours and 1300 hours on Saturdays; and b) at any time on Sunday and Bank Holidays and Saturdays immediately following Bank Holidays. Reason: To minimise noise disturbance to neighbouring residents.
