That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the rating level of the noise emitted from the extraction fan shall be lower than the background noise level by at least 5DB. The noise levels shall be determined at the boundary of the nearest noise sensitive property. The measurements and assessment shall be made in accordance with B.S.4142. Reason: To ensure that the development does not create noise nuisance to nearby residential properties in accordance with Policy G7 of the Council's South Oxfordshire Local Plan.

That the extraction flues shall be finished in a colour to be first agreed in writing with the Local Planning Authority prior to their installation. Reason: To ensure that the appearance of the development is satisfactory in accordance with Policy G8 of the Council's South Oxfordshire Local Plan.
