That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the Council's adopted South Oxfordshire Local Plan.

That three parking spaces shall be provided and thereafter retained. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with policies G1 and H12 of the Council's adopted South Oxfordshire Local Plan.
