Conditions / Refusal Reasons
That the proposal would be contrary to the policies of the Oxfordshire Structure Plan 2011 (Policies G1, G5, EN1, EN4 and H1) and the South Oxfordshire Local Plan (Policies G1, G5, C3, C6 and H6). The site is not an infill plot and the erection of a new dwelling and garage as proposed would undesirably extend development beyond the built up area of Great Haseley thereby having a detrimental impact on the surrounding rural area, detracting from the landscape setting of the village and having an adverse effect on the Area of Great Landscape Value.

That the proposed development on this prominent and elevated site would be contrary to Policy Con 8 of the South Oxfordshire Local Plan in that it would undesirably extend development away from the traditional historic core of the village thereby detracting from the character and appearance of the Great Haseley Conservation Area.

That the proposal if permitted would create a substandard access lacking adequate visibility and its use would be detrimental to the safety of users of the public highway contrary to Policy G10 of the South Oxfordshire Local Plan.
