Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H12 and CON 10 of the Council's adopted South Oxfordshire Local Plan.

That the proposed window at first floor on the rear elevation shall be constructed with opaque glass and so retained, and notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that order), no windows other than those shown on the approved plan shall be inserted at first floor level without the prior grant of planning permission from the Local Planning Authority. Reason: To protect local amenities in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the rooflights shall be conservation style and so retained. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON10 of the Council's adopted South Oxfordshire Local Plan.
