That the proposal would be contrary to policies CON 6, 8 and 10 of the adopted South Oxfordshire Local Plan. It is considered that the sun room is a totally inappropriate addition to the listed barn, having regard to its flat roof and excessively wide span, and the works would therefore detract both from the traditional character of the barn and the character and appearance of the Brightwell Baldwin Conservation Area.

That the proposal would be contrary to policy H12 of the adopted South Oxfordshire Local Plan. It is considered that the roof terrace would be an unneighbourly form of development that would result in overlooking of the gardens of adjacent residential properties, thereby detracting from the standard of residential amenity enjoyed by the occupiers.
