Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy C11 of the Council's adopted South Oxfordshire Local Plan.

That the building shall be used only for purposes falling within Class B1(a) and (b) of the Town and Country Planning (Use Classes) Order 1987. Reason: To protect the residential amenity of the area in accordance with Policy C11 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of the use, four parking spaces shall be provided and so retained in accordance with a scheme which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the Council's adopted South Oxfordshire Local Plan.

That the development shall be connected to the main sewer in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health and to avoid pollution in accordance with Policy G6 of the Council's adopted South Oxfordshire Local Plan.
