Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That the dwelling hereby approved shall not be occupied until parking and turning spaces have been provided in accordance with a scheme to be submitted to and approved in writing by the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the Council's adopted South Oxfordshire Local Plan.

That the occupation of the dwelling shall be limited to a person wholly employed, or last employed, locally in agriculture, as defined by Section 290 (1) of the Town and Country Planning Act 1971, or in forestry, or a dependant of such a person residing with him but including a widow or widower of such a person. Reason: To secure the proper planning of the locality in accordance with Policy H14 of the Council's adopted South Oxfordshire Local Plan.
