That the installation of the extractor duct in this position in close proximity to the adjoining residential property 37 Oxford Road, results in undue noise disturbance to that property. Additionally the extractor emits unpleasant smells and the extractor duct is therefore detrimental to the residential amenities of the locality. As such the development is contrary to the provisions of the South Oxfordshire Local Plan, in particular Policy G7.
The extractor duct also appears as an incongruous feature on the roof of the building and is thus out of keeping with the character of the building. As such the development is contrary to the provisions of the South Oxfordshire Local Plan in particular Policy G1.
