Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the stone to be used for the external walls shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON10 of the Council's adopted South Oxfordshire Local Plan.

That the natural stone to be used in the construction shall be laid with a traditional lime mortar mix and in regular courses with the joints finished with flush bagged pointing. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON10 of the Council's adopted South Oxfordshire Local Plan.

That prior to the first use of the garage hereby permitted, a turntable shall be installed, and shall be retained and maintained thereafter. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G10 of the Council's adopted South Oxfordshire Local Plan.

That the garage shall not be occupied until the means of access between the land and the highway has been formed, laid out, constructed and made available for use in all respects to the satisfaction of the Local Planning Authority. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the Council's adopted South Oxfordshire Local Plan.

That the altered footway shall have a gradient no more than 1:15 and the alterations shall be in accordance with a scheme to be submitted to and agreed by the Local Planning Authority. Reason: In the interests of highway safety and convenience in accordance with Policy G11 of the Council's adopted South Oxfordshire Local Plan.

That the garage building hereby permitted shall be used only for purposes specified in the application, for the storing of cars and purposes incidental to the occupation of Hill View and the building shall not be used as habitable accommodation or for any commercial/business purpose. Reason: To accord with the policy of the Local Planning Authority and to safeguard the character of the area in accordance with Policy G11 of the Council's adopted South Oxfordshire Local Plan.

That the timber gates shall be painted in a colour to be agreed by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON10 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of development, a sample panel of all external walling materials to be used shall be erected on site, approved in writing by the Local Planning Authority, and kept on site for reference until the development is completed. Reason: In the interests of the appearance of the development and the surrounding area in accordance with Policy CON10 of the Council's adopted South Oxfordshire Local Plan.
