Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H11 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the Council's adopted South Oxfordshire Local Plan.

That prior to the first occupation of the dwelling three parking spaces shall be provided in accordance with plan reference 2446/2, and shall be so retained and maintained. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order), no additional windows shall be inserted and no extensions shall be constructed without the prior grant of planning permission from the Local Planning Authority. Reason: To help protect the amenity of adjoining properties in accordance with Policy H11 of the Council's adopted South Oxfordshire Local Plan.

That prior to the first occupation of the dwelling, privacy fencing shall be erected in accordance with details to be submitted to and approved in writing by the Local Planning Authority. Reason: To help protect the amenity of adjoining properties in accordance with Policy H11 of the Council's adopted South Oxfordshire Local Plan.

No development approved by this permission shall be commenced until a landfill gas risk assessment has been submitted to and approved in writing by the Local Planning Authority. Where a risk from migrating gas is identified, appropriate works to mitigate the effects of gas shall be incorporated in detailed plans to be approved by the Local Planning Authority. Reason: To protect people on or close to the site from the risks associated with migrating landfill gas in accordance with G7 of the Council's adopted South Oxfordshire Local Plan.
