That the existing wire topped post and rail fence running along the garden side of the access drive shall be removed within two months of the date of this decision, in accordance with the details shown on plan 1969/01A (received on 4 May 2001). Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Stanton St John Conservation Area.

That the two 1.4m high woven fence panels shown on plan 1969/01A (received on 4 May 2001) to the west of the access to the site shall be erected within two months of the date of this permission. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Stanton St John Conservation Area.

That samples of the materials to be used in the construction of the dwarf stone retaining walls shown immediately adjacent to the access into the site on plan 1969/01A (received on 4 May 2001) shall be submitted to and approved in writing by the Local Planning Authority within two months of the date of this decision. Reason: To ensure that the details of the works are satisfactory.

That an elevational drawing showing the coursing of the proposed dwarf stone retaining walls shall be submitted to and approved in writing within two months of the date of this decision. Reason: To ensure that the details of the works are satisfactory.

That the proposed dwarf stone walls shall be constructed as approved within four months of the date of this decision. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Stanton St John Conservation Area.

That the existing timber gates shall be repositioned as detailed on plan 1969/01A (received on 4 May 2001) within two months of the date of this permission. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Stanton St John Conservation Area.
