Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON10 of the Council's adopted South Oxfordshire Local Plan.

That prior to the first occupation of the letting rooms, the vehicular access shall be altered and constructed in accordance with the details set out on plan ref. AGF.00.277.3/3 accompanying agent's letter dated 15 August 2001, and shall be so retained and maintained. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the Council's adopted South Oxfordshire Local Plan.

That prior to the first occupation of the letting rooms, parking spaces one to fourteen inclusive shall be provided, marked out and shall be so retained and maintained. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the Council's adopted South Oxfordshire Local Plan.

That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property, The Cherry Tree Public House, Kingston Blount, as specified in the application, and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policy H11 of the Council's adopted South Oxfordshire Local Plan.

Prior to the commencement of the works, the applicant will be responsible for arranging for a record to be made of the building concerned. This should be undertaken by an archaeologist/building recorder or organisation with acknowledged experience in the recording of standing buildings and be presented in a form which is acceptable and agreed in writing by the Local Planning Authority. Reason: As the building is of archaeological/historic importance in accordance with Policy CON10 of the Council's adopted South Oxfordshire Local Plan.
