Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows or rooflights shall be constructed in the front elevation of the dwelling other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That except insofar as may be otherwise agreed by the Local Planning Authority, all trees, shrubs and hedges on the land be preserved and properly maintained and that in the event of any of the trees dying or being seriously damaged or destroyed, a new tree or equivalent number of trees, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To safeguard trees and hedges which are visually important in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That the existing trees and hedges on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character of the area in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the details submitted with the application, a scheme for the laying out, consolidation, surfacing and drainage of Green Lane between the gated entrance of the private access road and the edge of the site shall be submitted to and agreed in writing with the Local Planning Authority before development commences. The lane shall be in some way hardsurfaced prior to any development commencing on the site. Reason: To secure the proper planning of the locality in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the details submitted with the application, prior to the occupation of the dwelling hereby approved, a 2 metre high matching brick wall shall be erected along the joint boundary of the site with number 58 Queens Road. Reason: To ensure that the development is not unneighbourly in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Classes A, B and C of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within Classes A, B and C of Part 1 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities in accordance with Policy G1 of the Council's adopted South Oxfordshire Local Plan.
