Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the development shall be carried out strictly in accordance with the description of the development, plans and specifications contained in the application, and subject to the conditions hereby imposed.
Reason: To secure the proper planning of the locality.
That handmade plain clay tiles shall be used for the roof of the dwelling a sample of which shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in the Conservation
Area in accordance with Policies Con 8 and Con 10 of the Council's adopted South
Oxfordshire Local Plan.
That two car parking spaces shall be provided on the site, all constructed, surfaced, laid out and retained, prior to occupation of the dwelling.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to
protect local amenities in accordance with Policy G11 of the Council's adopted
South Oxfordshire Local Plan.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no additional windows shall be inserted in the roof of the dwelling other than those expressly authorised by this permission.
Reason: To ensure that the development is not unneighbourly and to retain the character of
the dwelling in the Conservation Area in accordance with Policy G8 of the
Council's adopted South Oxfordshire Local Plan.
That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy G9 of the Council's adopted South Oxfordshire Local Plan.
That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development.
Reason: To protect local amenities in accordance with Policy G9 of the Council's adopted
South Oxfordshire Local Plan.
That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation.
Reason: To help to assimilate the development into its surroundings in accordance with
Policy G9 of the Council's adopted South Oxfordshire Local Plan.
No development shall take place until a plan indicating the position, design, type and materials of all boundary treatments has been submitted to and approved by the Local Planning Authority. The approved scheme shall be completed before the first occupation of the dwelling.
Reason: To ensure that the development details are satisfactory in the Conservation Area in
accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.
