Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That a detailed specification for works to the chimneys and for reinstatement of the fireplaces shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Stanton St John Conservation Area in accordance with Policy CON6 of the Council's adopted South Oxfordshire Local Plan.

That a detailed specification for the dormers and leaded windows shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Stanton St John Conservation Area in accordance with Policy CON6 of the Council's adopted South Oxfordshire Local Plan.

That samples of the materials to be used for the porches shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Stanton St John Conservation Area in accordance with Policy CON6 of the Council's adopted South Oxfordshire Local Plan.

That a sample stone panel of the walls to be used for the construction of the extension on the north elevation shall be erected on site and shall be agreed in writing with the Local Planning Authority prior to commencement of the works hereby permitted. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Stanton St John Conservation Area in accordance with Policy CON6 of the Council's adopted South Oxfordshire Local Plan.

No works shall take place on site until the applicant, or their agent or successors in title, has secured the making of a detailed record/implementation of a scheme of recording of the building(s) concerned. This must be carried out by an archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Stanton St John Conservation Area in accordance with Policy CON6 of the Council's adopted South Oxfordshire Local Plan.

That details of the proposed new internal doorway shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Stanton St John Conservation Area in accordance with Policy CON6 of the Council's adopted South Oxfordshire Local Plan.
