That the proposal would be contrary to policy H12 of the adopted South Oxfordshire Local Plan and to advice given in the Council's Design Guide for House Extensions. Having regard to its excessive size, bulk and massing, and to its position in relation to adjoining properties, the proposal would result in an unneighbourly form of development that would be intrusive, overbearing and cause overshadowing and would thereby be detrimental to the residential amenities currently enjoyed by the occupants of 2 and 6 Leyshon Road.
