Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard trees which are visually important in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That the finished ridge height of the roof shall not exceed 6 metres. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the details submitted with this application, the gate shall be positioned a cars length into the site in order to avoid obstruction of the lane when entering and leaving the site. Reason: To secure the proper planning of the locality in accordance with Policy G1 of the Council's adopted South Oxfordshire Local Plan.
