That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory and to comply with policies G1, CON 8 and CON 10 of the Council's adopted South Oxfordshire Local Plan.

That the lap boarding shall be dark stained and retained as such. Reason: To ensure that the details of the development are satisfactory and to comply with policies G1, CON 8 and CON 10 of the Council's adopted South Oxfordshire Local Plan.

That lime mortar shall be used in the renovation of the granary. Reason: To ensure that the details of the development are satisfactory and to comply with policies G1, CON 8 and CON 10 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of the rain water goods and the external staircase has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to comply with policies G1, CON 8 and CON 10 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all the windows and doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to comply with policies G1, CON 8 and CON 10 of the Council's adopted South Oxfordshire Local Plan.

That the workshop and studio hereby permitted shall only be used for purposes incidental to the dwelling house and shall not be used for any commercial or business purpose whatsoever. Reason: To secure the proper planning of the locality and to comply with policies G1 and H12 of the Council's adopted South Oxfordshire Local Plan.
