The proposed development would be contrary to policy H5 of the South Oxfordshire Local Plan. Having regard to its height, siting and scale, the proposed two storey dwelling would be overbearing, intrusive and unneighbourly thereby detracting from the standard of residential amenities enjoyed by the occupiers of number 10 Church Road and would, particularly with the red bricks be prominent and incongruous in the streetscene. The proposed pitched roof garage would adversely affect the residential amenity of number 6a Church Road by reason of its proposed position immediately adjacent to the boundary with number 8 Church Road.
