Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the colour of the walls and roofs of the buildings shall be as set out in the agent's letter dated 26 April 2001.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy G1 of the Council's adopted South Oxfordshire Local Plan.
That the fan house shall be constructed and operated in accordance with the details set out in the agent's letter dated 6 March 2001 and shall not be altered except as may be first agreed in writing with the Local Planning Authority. The noise levels shall not exceed the levels set out in the letter from Netagco Welvent dated 11 May 2001, that is 30 dba at a distance of 96m from the fan house.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy G1 of the Council's adopted South Oxfordshire Local Plan.
That in all other respects the development shall be carried out in accordance with the conditions set out in planning permission P98/N0234.

That the landscaping shall be carried out in accordance with the details shown on plan
no. 6296 1B. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with
Policy G9 of the Council's adopted South Oxfordshire Local Plan.
