Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and to comply with policies G1 and H12 of the Council's adopted South Oxfordshire Local Plan.

That the garage hereby approved shall be used for purposes incidental to the enjoyment of the dwelling house and not for any commercial or business purpose whatsoever. Reason: To secure the proper planning of the locality and to comply with policies G1, H12 and E9 of the Council's adopted South Oxfordshire Local Plan.

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area and to comply with policies G1, C16 and C19 of the Council's adopted South Oxfordshire Local Plan.
