Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That a sample of the stone to be used for the construction of the new frontage wall shall be submitted to and approved by the Local Planning Authority in writing before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON10 of the Council's adopted South Oxfordshire Local Plan.

That the stone to be used in the construction of the new frontage wall shall be laid in regular courses using a traditional lime mortar mix in all respects to the satisfaction of the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON10 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the details accompanying the application, development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON10 of the adopted South Oxfordshire Local Plan.

That two parking spaces shall be retained and kept available for use in connection with the dwelling. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the Council's adopted South Oxfordshire Local Plan.

That the change of use hereby granted relates only to the area specified on plan 0011.2 accompanying the application. Reason: To ensure retention of retail premises in accordance with Policy S1 of the Council's adopted South Oxfordshire Local Plan.
