That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the area in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That the ridge tile upstand at the lead roof/pitch roof junction shall be constructed prior to the first occupation of the extension and retained as such. Reason: To safeguard the character of the area in accordance with Policies G1and H12 of the adopted South Oxfordshire Local Plan.
