Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.

Reason: To safeguard the character of the area in accordance with Policies G1 and H12 of 
             the adopted South Oxfordshire Local Plan.

That the ridge tile upstand at the lead roof/pitch roof junction shall be constructed prior to the first occupation of the extension and retained as such.
