That having regard to the size of the proposed dwelling, and in particular the provision of rooms in the roof and the levelling of the site to achieve a similar ridge height to adjacent properties, the proposal represents a form of development that is out of character with the surrounding properties and would detract from the character and visual amenities of the area.  As such the proposal would be contrary to policies G1 and H4 of the adopted South Oxfordshire Local Plan.
