That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the bricks to be removed from the existing wall for the creation of the new access point shall be salvaged where possible and used to construct the brick piers. Where new bricks are needed these shall match the existing in colour, type and texture. Reason: To safeguard the character of the area in accordance with Policies G1, CON8 and CON10 of the adopted South Oxfordshire Local Plan.

That the materials to be used for the external walls and roof of the extension to the proposed garage shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the area in accordance with Policies G1, CON8 and CON10 and H12 of the South Oxfordshire District Council.

That development should not commence until details of the surface treatment and finish of the driveway has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policies G1, CON8 and CON10 of the adopted South Oxfordshire Local Plan.

That the driveway shall be re-aligned to allow for the continuing development of the sapling trees shown on the attached plan. A plan of the re-aligned driveway shall be submitted to and approved in writing by Local Planning Authority. The driveway shall then be constructed using the no-dig method as illustrated on the attached Trees in Focus Leaflet. Reason: To protect trees which are visually important in accordance with Policies G1 and C16 of the adopted South Oxfordshire Local Plan.

That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with the advice in BS 5837. The scheme for the protection of the trees shall be submitted to and agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard trees which are visually important in accordance with Policies G1 and C16 of the adopted South Oxfordshire Local Plan .
