That, having regard to the location of the extension relative to the site boundaries, to its inappropriate details of design and to its size, bulk and massing, the proposals represent a cramped and incongrous form of development, which would detract from the appearance and setting of the existing building and the visual amentity of the locality, contrary to Policy H12 of the adopted South Oxfordshire Local Plan.

That, having regard to the size,bulk and massing of the extension and to its location relative to the adjoining property, 12A The Croft, the proposals would represent an oppressive form of development which would detract from the residential amenity of occupiers of the adjoining property, contrary to Policy H12 of the adopted South Oxfordshire Local Plan
