Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policies Con 10 and H12 of the South Oxfordshire Local Plan.
That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policies Con 10 and H12 of the South Oxfordshire Local Plan.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no windows shall be inserted at first floor level in the south east facing elevation as proposed unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To protect local amenities in accordance with Policies Con 10 and H12 of the
South Oxfordshire Local Plan.
That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Harcourt Arms Farmhouse as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom.
Reason: As the separate occupation of the accommodation would represent an undesirable
sub-division of the property and result in inadequate standards of amenity and
privacy in accordance with Policy H13 of the South Oxfordshire Local Plan.
That notwithstanding any indications as to those matters which may have been given in the application no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a full schedule of repairs to the buildings.
Reason: To safeguard the character and appearance of the existing building and the
Nuneham Courtenay Conservation Area in accordance with Policy Con 10 of the
South Oxfordshire Local Plan.
