Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That, prior to the first use of the premises hereby permitted, full details of the method of fume extraction shall be submitted to, and approved in writing by the Local Planning Authority.

Reason: To ensure that the details of the development are satisfactory in accordance with 
             Policy G1 of the adopted South Oxfordshire Local Plan.

That the scheme to be submitted in accordance with condition 3 above shall include a scheme for colouring the flue.
