That having regard to the size and form of the proposed extensions in relation to the existing property and the spacing between  the surrounding buildings, the proposal represents an inappropriate overdevelopment of the site which would detract from the existing small-scale and intimate character of the existing building and of the area in general and be detrimental to the character and appearance of the Dorchester-on-Thames Conservation Area. As such the proposal would be contrary to Policies G1, CON8, CON10 and H12 of the adopted South Oxfordshire Local Plan.
