Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That a hedge shall be planted along the western (footpath) boundary of the site in accordance with a scheme which shall first have been submitted to and approved in writing by the Local Planning Authority. The scheme shall be implemented in accordance with the approved scheme during the first planting season following commencement of the development. Any plant which may die or be seriously damaged or destroyed within 5 years of planting shall be replaced and the replacement maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policy G9 of the Council's adopted South Oxfordshire Local Plan.
